Hilton Head Plantation

Hilton Head Plantation is the second largest suburban community with more than 4,000 acres of land in, Hilton Head Island. The real estate in Hilton Head Plantation is a mixture of waterfront property, condos, and villas, homes nuzzled within wooden surroundings and golf course homes.

There are a wide variety of amenities that are available to homeowners in Hilton Head Plantation that include:

And like most plantation found in Hilton Head Island, residents of Hilton Head Plantation can host their clubs and activities at the Dolphin Head Recreational Building, Spring Lake Pavilion, and the Plantation House. The plantation has fine dining and recreational amenities found on two miles of beaches along Port Royal Sound and two nature conservancies.

The plantation also has additional features such as:

  • Kids Kamp – with Summer programs for kids in grades kindergarten through to eighth grade and includes field activities, swimming, music, cooking, and crafts
  • Surrey Lane Ball Field – practice field for soccer and baseball
  • Whooping Crane Conservatory – this conservancy has 127 acres set aside for the observation of local wildlife. It also has a boardwalk wind and nature trails that lead to the wetlands and forest of the conservatory
  • Cypress Conservatory – a miniature nature preserve that sits on 50 acres of land.

Assessments for homes done annually at the Hilton Head Plantation currently stand at $1,064 and $639 for the unimproved lots.

Security Details

The security department at Hilton Head Plantation is made up of 20 full-time security officers with the majority of them having a law enforcement or military background. In addition, the security team makes two patrols daily in the neighborhood to ensure safety.

The Main Gate and the Cypress Gate – found in Hilton Head Plantation – add to the safety of the place. Visitors coming to Hilton Head Plantation have “their own” gate that is open every day of the week at daytime. The gate also acts as the Dispatch Center. Residents living in Hilton Head Plantation are all issued with PIN numbers which they can use to phone guards to give access to their guests.

Amenities

The Marina

Located on the Intracoastal Waterway, the full-service Skull Creek Marina also gives access to Port Royal Sound and has fuel docks, a pump-out station, and a boatyard. The boat slips – 158 in total – can be purchased or rented and can house up to 200-ft boats.

Senior Living

Cypress is not only a well-established living area for independent senior citizens but is also an award-winning complex. It sits on 100 acres and has a clubhouse fully-equipped with a wide range of activities as well as qualified and skilled nursing assistance/care for people aged over 62 years and need it.

Golf Course and Tennis Court

Hilton Head Plantation boats of an 18-hole golf course with the one at the Country Club having been a qualifying site twice for the U.S. Open. Besides, it’s open to the public for play but on a limited basis. There is also the Oyster Reef Golf Course and the par-72 Bear Creek course – both designed by Rees Jones. Gary Player and Ron Kirby are responsible for the design of the fourth golf course found in Hilton Head Plantation – the Dolphin Head.

The plantation is also home to 12 Har-Tru clay courts for tennis lovers both found at the Spring Lake Racquet Club and has a private-access.
